What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do measurement services work?

During a measurement service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they move around the house, they mark the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When do I need a floorplan service?

Tax records frequently reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more space than you actually own! Unless an appraiser has recently executed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to dispute your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.
